SH125 Too much VOLTAGE -Replaced Regulator 2x still 20.6 V

I am having issues with a 2012 SH125 Double Disc Brake model
With the bike off i get 17.4 Volts, as soon as I start the bike 20.5 then 20.6 then it continues to climb.

This is the 4th battery. The first battery went, and I replaced it thinking nothing of it.... then the 2nd battery died and the Throttle body. Changed both of them and the voltage regulator. The 3rd battery EXPLODED again. Changed the bad battery & starter relay... noticed that the wiring on the red clip that covers the 30 AMP green fuse was melted. Changed the wiring harness, and all the relays on the harness. I decide to ride the bike again... a couple of days later this 4th battery explodes again from being over charged. Only Part electrical left to change is the stator. Did that and checked the voltage:

Wow. So very unusual for something to 'break' in that direction and at the moment I cannot imagine how that can be and will ruminate upon it for awhile, since my basic electronics education was during the period when all the radio's and TV's had 'tubes' in them(!).
Just verify that the replacement battery IS and MUST be AGM type (absorbed glass mat) for starters.....

Suspecting the voltage regulator even though you have said to replace it. Make sure the wiring to it is sound as I suspect a fault in one of its wires thereby losing its 'sense' to regulate?

I suspect the red/white wire running from the starter relay to the voltage regulator....
Check for continuity.....
